I like to take a moment to explain what FINTRAC is and why it's relevant to real estate transactions.

FINTRAC stands for the Financial Transactions and Reports Analysis Centre of Canada. It's a government agency that plays a crucial role in safeguarding the integrity of Canada's financial system. One of its primary focuses is to prevent illegal activities such as money laundering and the financing of terrorism.

As your realtor, I want you to understand how this affects our working relationship:

Client Verification: When we begin a business relationship or engage in certain transactions, I am obligated to verify your identity. This means I will ask for various pieces of personal information, including your full name, date of birth, and address. This is not only a legal requirement but also a measure to ensure that we are dealing with legitimate parties.

Large Cash Transactions: If you are involved in a real estate transaction that involves a significant amount of cash (typically $10,000 or more), we are required to report this to FINTRAC. This is not meant to be intrusive but is part of Canada's efforts to track and prevent illegal financial activities.

Suspicious Transactions: In the unlikely event that we come across any transactions that seem unusual or raise concerns about potential money laundering or terrorist financing, it is our duty to report them to FINTRAC. Your safety and the integrity of our transactions are of utmost importance.

Record Keeping: We must maintain records of our transactions and the information we collect for at least six years. This is done to ensure that we can provide documentation if requested by FINTRAC during audits or investigations.
